When you make this booking you are entering an agreement with us.

Please read our terms and conditions of booking below.

Price: The price includes the use of the property detailed on your confirmation for the booked and paid for period. The number of people using the property must not exceed the number stated in the property description or that shown on the confirmation invoice. A baby under two years of age and sleeping in a cot is not included in this number.

Final payment for the total cost of the holiday must be received six weeks prior to commencement of the holiday. Failure to do so may mean that you will lose your holiday. We accept payments by cheque or bank transfer, our bank details will be available at the time of booking.

Discounts: Any vouchers or similar that entitle the holder to a discount are only valid against the cost of a full price booking.

Damages and Breakages: Please take care with our property. You are responsible and liable for any breakages or damages which you cause to the property or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £25.00 if you did not report this.

You undertake to leave the property and its contents in the same condition as at the commencement of the holiday and to leave the property in the same state of cleanliness in which they were found. If we are required to carry out excessive cleaning we may send you an invoice to cover the additional costs incurred.

Pets: Two well behaved pets are permitted but this must be disclosed at the time of booking. Pets must be kept off all furniture at all times and are not permitted in the bedrooms. Dogs are not allowed to be left unattended in the cottage at any time. It is your responsibility to ensure that your pets are controlled at all times whilst at West Close Farmhouse and are kept on a lead when outside your property. If we have to clean up after your pets either inside or outside the property we may send you an invoice to cover the additional costs incurred.

Cancellation and Insurance: Once you have booked your property and paid your deposit, our agreement is a legal contract and your deposit is non-refundable. If you need to cancel please contact us immediately. If the holiday is cancelled more than eight weeks prior to the commencement of the holiday you will lose your deposit. If you cancel within eight weeks of the start date, whether or not the final balance has been paid, you are liable for the total cost of the holiday. However, if the property is relet we will refund the balance or equivalent.

We would recommend that you take out cancellation insurance independently to ensure that you are covered in the event of cancellation, this is inexpensive and can be obtained from any good broker.

Non-availability: We would only cancel your booking if your property were unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this were not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund. We will not accept any further liability for losses or expenses resulting from this cancellation. We also have no obligation for any changes caused by civil strife, sickness, bad weather, strikes, transportation problems or any other circumstances unforeseeable and/or beyond our control.

Arrival: Your property will be available to you from 3pm on the day of arrival, unless otherwise arranged.

Departure: Please be ready to leave your property by 10am on the day of departure, unless otherwise arranged.

Our Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Complaints: Once you have returned home it is very difficult for us to investigate complaints of any nature. Regrettably therefore we are unable to accept any claims after you have completed your holiday, that have not been reported during your holiday and we will not enter into any correspondence concerning such claims.

Data Protection: Any data gathered during the course of this booking may be held on computer. Any information we collect and store is done so using proper security measures. We do not pass any of this information to any third parties.

Access to the Property: We or persons acting on our behalf must be allowed access to the property on giving reasonable notice (except in case of emergency) at any reasonable time during your stay.

Wi-Fi: Guests have the use of the West Close Farmhouse Wi-Fi connection to the internet, which is subject to BT’s Broadband Standard Terms and Conditions, including their Fair User Policy (please see BT Website for more details). This is a secure network and the access password is obtainable from the owners. Guests may not: use the service for any illegal purpose (including, but not limited to, breaching any intellectual property or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities, such as attempting to access systems without authorisation or carry out denial of service attacks. The owners will co-operate with and pass information to the relevant authorities if requested to identify persons and computers accessing the connection for any illegal activity. Children should be supervised when using the internet.
